Case Study: Mason Street, Somerville

STEPS 1 & 2: INITIAL MEETING

From our initial meeting until well past the closing, I'll be your primary point of contact. I have a large rolodex of contractors, sub-contractors, specialists, handymen, movers, organizers, photographers and marketing specialists who help me to get your property in tip-top shape for the market.  


Step 1:  Lets take a walk through your home. I'll give you suggestions that will help you best prep your home for the market. We'll set up a priorities lists and work within your budget and timeframe so that you're comfortable with what needs to happen in the days/weeks leading up to the start of marketing. Real estate changes constantly, so lets make sure your house sale is as easy and stress free as possible.


Step 2:  We'll discuss the current market, review the current inventory and recent homes that have sold in your area that are comparable to your own. We can discuss pricing strategy and outline a marketing plan that will fit your schedule.

This client took my advice on some simple updates to their condo. Photo 1: replaced flooring and painted the bedroom to make the space brighter and more modern. Photo 2: Painted the interior first floor w/a nice off-white to showcase the ceiling height and light. Photo 3: Basic landscaping and less storage

Step 3: MARKETING

PROFESSIONAL MARKETING

The Marketing: This step is one of the most important in the process for a home seller. We want to get your home looking show ready from the day we take the photos to the day we start allowing the public access. I have a lot of tips and tricks to do this and outline some of them found in my Seller's Guide. 


I ALWAYS offer the following services and only hire some of the best in the Boston area to help me accomplish polished, professional marketing:

  1. Professional Photography

  4. Customized Website

If a property warrants it and the client and I decide it's worthwhile, I also utilize 

  1. Drone Photography
  2. Videography
  3. Virtual Staging and Photo Editing/Enhancements

step 4: PAPERWORK

OFFICE, STATE AND SELLER DISCLOSURES

There can be quite a bit of paperwork that is required of home seller's in Massachusetts. We'll work together to complete these, including:

  1. Seller's Disclosure Statement: I suggest this form if you're aware of any potential defects in the home that would come up at a home inspection. This gives the buyer insight into the home's condition beyond what they can see and disclosures what you're aware of.  The upside to this is that at a home inspection, the buyer cannot come back and ask for credits/repairs based on items we've previously disclosed. If you're working with a relocation company, they have have their own requirements for this. We'll go through this together line by line to make sure it is completed accurately and to the best of your knowledge. 
  2. MA Lead Paint Disclosure: Required by the State for all homes built prior to 1978. 
  3. Agency Disclosure: Outlines my relationship to you as the seller's disclusre
  4. Additional forms can include: mold, asbestos, pest and listing paperwork, some are required by MA some by Boston, and some by the office but I'll go through them with you one by one.

step 5: GOING TO Market

Showings, Open Houses and Pre-Inspections

PRICE: Before we put your home on the market we'll review the current real estate market conditions one more time and come up with a plan for pricing your home.  


ACCESS: In my experience, every home, every home seller and market are unique. There is no one size fits all plan for how we launch a home for sale and that's why each house gets its own customized plan. 


That said! This is basically what you can expect from me:

  1. Broker Open House: mid-week and during the lunch hour. This varies by town and Boston neighborhood
  2. Commuter Open House: usually a Thursday evening for 1-2 hours depending
  3. Weekend Open House: Saturday and Sunday 
  4. Private Showings: as needed, and I always accompany the showings
  5. Pre-inspections (we can discuss your comfort level prior to listing)


OFFER: After 5+ days of access, we'll set an offer deadline.  If there are multiple offers I'll compile them into my .xls database so they're in an easy to read format and we'll go through each offer and it's contingencies  together and discuss the best way to move forward.  As said above, everyone is different so we'll approach this together and I'll make sure you understand the pros/cons of each offer and have all the information you need to accept the right offer on your house sale.


step 6: accepted offer to closing

Accepted Offer

Once you've accepted an offer on your home, I'll be here each step of the way to help you with the next steps. 


What does that mean: 

  • I handle and coordinate everything from home inspections, repairs requests, site visits and the appraisal
  • I have a list of local attorneys to refer you that can handle that aspect of the sale
  • I'll schedule final water and sewer readings
  • I will help you bring your home to code so that we can pass a smoke detector inspection (it is required by the state in order to close on any home in MA)
  • I'll work with the buyer's lender to complete the appraisal (and if this is a sale of a condo the condo questionnaire and 6D) 


My goal is always to make this process as smooth and easy for you as possible. I've been through this hundreds of times and try to avoid any speed bumps when possible :)
